Coronavirus policy
If during the booked period in question there is a government travel ban to Italy and/or an entry ban from the country of departure, we offer guests the opportunity to rebook their holiday to a later date. The payments will then be transferred to the following period. If there is no travel ban and guests would decide to cancel themselves, the down payment will not be refunded.
Furthermore, it is of course strongly advisable to take out travel insurance to cover excesses such as illness.
General conditions
GENERAL BOOKING CONDITIONS
All bookings are made with the owner of Villa Pignattari (landlord).
The down payment for the reservation of Villa Pignattari will be taken as your and your party’s acceptance of the following conditions:
1. BOOKING & DOWN PAYMENT
The total rental amount is the total amount to be paid for rent for a specific period.
The online enquiry form is not considered as a booking. The landlord will review the enquiries and send an invitation for down payment. Down payment is 30% of the rental sum. Booking is confirmed when the down payment has been received.
2. PAYMENT OF THE BALANCE
The balance of the payment must be paid at 8 weeks before the booked period. If the balance is not received by us 7 days after the payment request, we shall be entitled to cancel the booking without prejudice to our claim for cancellation charges, and to retain the deposit. For bookings made within eight weeks before the booked period, you will be required to pay the full cost of your holiday at the time of booking.
3. CANCELLATION BY YOU
Cancellations must be received in writing by us on villapignattari@gmail.com. It is agreed between us that should you wish to cancel all or any part of your booking, or that the booking is cancelled by us due to non-payment, then we shall be entitled to the following percentage of the holiday cost:
- If the concerned period is rebooked to other guests, we refund the paid amounts.
- If the concerned period is not rebooked to other guests, the paid amounts will not be refunded.
4. ALTERATIONS / CANCELLATIONS BY US
Though it is unlikely that we will have to make any changes to confirmed arrangements, it does occasionally happen, and we will advise you at the earliest possible date. If for any reason beyond our control we are unable to provide you with the property, we will propose an alternative rental period. However, if this is not possible or you do not wish to be transferred, we will cancel the booking and refund the amount paid to us for the property, but we will not be liable for any cancellation charges for travel arrangements.
5. NUMBER OF PEOPLE / REPLACEMENTS
Only the number of people stipulated on the booking form may use the property. The number of people must not exceed the number of sleeping places (14 people). Should the keyholder find out that more than 14 sleeping places are used, it is totally up to his discretion to ask the clients to leave the property without any compensation.
6. COMMERCIAL USE
Should clients intend to use the villa for any type of commercial use such as photo shoots or filming this should immediately be advised at the time of booking. Such use will only be allowed with the written consent. No private parties, weddings, wedding receptions or large gatherings are allowed in the property without written permission. No camping is permitted on the property grounds.
7. INSURANCE
A civil liability insurance by the tenants is mandatory. Please check with your insurance company if your domestic insurance policy includes a protection for holiday rentals. Should this not be the case, we advise you to subscribe a specific holiday insurance policy.
8. ARRIVAL AND DEPARTURE TIMES
Clients must arrive between 4 p.m. and 8 p.m. and leave before 10 a.m. on the day of departure. If the client is late, advance notice must be given. In case of flight delays or inconvenient while travelling, clients should contact the local housekeeper.
9. SECURITY DEPOSITS
A security deposit as stated in the price list is payable before arrival by bank transfer. This is to cover the cost of any damage or breakages during your stay to the property or the contents. This amount, less any applicable claims, will be returned to you within two weeks after your departure.
10. PETS
Pets are not allowed. No exceptions can be accepted on this rule.
11. CLEANING
The property will be cleaned throughout at the beginning of the rental period and must be left by the tenant in good hygienic conditions in all parts and accessories, throughout at the end of the rental period. Linen is changed once per week. It is the responsibility of the client to take care of the waste disposal unless otherwise indicated. If the guests do not dispose of waste from the property, the landlord or his representative may ask for an additional charge for this service and/or extra cleaning.
12. NON-SMOKING
Smoking is strictly forbidden in the house.
13. BEHAVIOUR
The client is responsible for the correct and decent behaviour of his party. Should the client and his party behave in a manner that is not acceptable by civilized standards, the keyholder may ask the client and his party clients to leave the property without any compensation.
14. PEOPLE WITH HEALTH ISSUES
People with disabilities or health issues should verify with us the suitability of the property.
15. WHITE ROAD ACCESS
The property is located in the countryside. A white road of +/- 2,6km gives access to the villa. We therefore strongly advise guests not to take a sports or low-hanging car to drive down to the villa. In case of doubt, please always check at the time of booking.
16. SWIMMING POOL
The swimming is not heated. The swimming pool is not open all year. If your rental period is outside the period 1 May to 30 Sept, please check with us if the pool can be opened. The swimming pool is not enclosed by fences and there are no lifeguards. Clients’ use of the swimming pool is at their own risk. Children must be supervised at all times. Neither the villa owners nor its Agents assume responsibilities for use of the swimming pool.
17. HEATING AND ELECTRICITY
Heating and electricity costs are included in the price. In case of extreme consumption or conscious abuse of energy, an additional cost can be charged.
18. WATER
The water supply in the villa comes from a drilled well. Although the water is filtered, it is advisable not to use as drinking water. Only use bottled water for direct consumption (drinking water, coffee machine,....). The use of tap water for cooking or teeth brushing is perfectly ok.
19. VALUABLES
Valuables left at the property are at the clients risk, neither the landlord nor their staff are responsible for their loss.
20. LIABILITY
The landlord declines all liability in respect of accidents as well as physical damage that may occur in the rented property.
21. LAW-JURISDICTION
In the event of any dispute concerning the terms and conditions of this contract, the court of law of Perugia will have jurisdiction and Italian Law will be applied. By paying the down payment the client totally and unconditionally accepts these general conditions.
